Caravan and lodge owners are typically a park's longest-tenured customers — and the loudest when something is wrong. A good owner portal turns "wait until reception is open on Monday" into "self-serve at 9pm on Saturday". Done badly, it adds support load instead of reducing it.

- Live monthly statements. Not PDFs emailed in arrears — a portal showing this month's fees, sub-letting income, deductions and net balance, updated daily.
- One-click sub-letting bookings. Owners list dates they're not using, the park markets it through the central booking engine, and the portal shows confirmed bookings and earnings.
- Fault reporting tied to a real ticket. Not a contact form that emails someone — an actual job created in the maintenance system with an SLA timer the owner can see.
- Document storage. Pitch fee invoices, gas certificates, insurance documents, AGM minutes — all in one place, accessible whenever.
Why most legacy portals fail
The pattern is consistent across the legacy vendors we see in displaced demos:
- PDF-first, not data-first. Statements arrive as monthly PDF email attachments. Owners can't filter, search or query them.
- No mobile experience. "Responsive web" isn't the same as a mobile app. Owners want a quick balance check from a phone, not to log in to a desktop portal on a phone screen.
- Disconnected from operations. Fault reports go to a generic mailbox. Sub-letting requires a phone call to reception.
- No self-serve. Every change requires staff time. The portal generates more work, not less.
